90 Alexander is a purpose-built rental residence located near the intersection of Alexander Avenue and Waterfront Drive in Winnipeg’s Exchange District, offering a design-forward rental experience within a National Historic Site known for its heritage buildings and urban character.
Developed by RNDSQR, the project marks the company’s first addition to Winnipeg and is designed to bring new residential, commercial, and office uses into one connected mixed-use community. The development surrounds a restored 16,000-square-foot heritage building, creating a balance between contemporary rental living and the historic fabric of the Exchange District.
Suites are designed to support a variety of urban lifestyles, with unit types ranging from grade-level homes to typical one- and two-bedroom layouts, as well as rooftop suite options. The project emphasizes natural light, ventilation, materiality, and views through a design approach that carefully shapes the building massing and roofline.
Amenities and shared spaces are designed to activate the ground plane and support a more connected pedestrian experience. Porous ground-floor planning, active mixed-use frontages, and commercial spaces help create a vibrant edge that contributes to neighbourhood activity.
